BUYERS BEWARE!

For some time now in Javea they have not been issuing any new building licences.   So, those tempted to buy a plot and build their dream house could be in for a shock when they find they are unable to obtain permission to build.    An added problem could occur if they do ever decide to start granting building permission is that the goal posts may have been moved and different rules apply.   It's not impossible that land previously classified for building could be re-classified as green belt, for example. The situation applies to building plots within urbanisations as well as independent plots and also to renovations and extensions to existing properties.

Jávea, also known as Xabia, is situated in south east Spain on the Mediterranean Coast and is, in fact, Spain's most easterly point.

Javea/Xabia, in the autonomous Valencian Comunidad, is equidistance between Valencia and Alicante. It is easily reached by road and air, within easy reach of the AP7 motorway and with Valencia, Alicante and Murcia airports easily accessible.

Javea/Xabia enjoys a temperate climate and there is no heavy industry in the area.

The population of Javea/Xabia is made up of many nationalities.

The first language of Javea/Xabia, and the one in which all official documents are produced, is Valenciano. It is also the language used in the state schools.

CIRCULATION DIFFICULTIES DUE TO ROADWORKS

Roadworks and improvements to the Old Town, begun in 2006 and still ongoing, have made circulation and parking extremely difficult. Many avoid the Old Town due to the ongoing problems, which has affected many shops and businesses.

IMPORTANT – PAYING LOCAL TAXES IN JAVEA

Unlike most places, Javea does not collect its taxes through the organisation know as SUMA. The Town Hall collects its own taxes in respect of rates, refuse collection, road tax etc. The various taxes are payable at set times during the year – the exact dates are normally on display at the Town Hall on Main Street (Calle Mayor) and in participating banks. The fact that you do not receive a bill for any tax does not exclude you from paying nor does it mean that you will not be fined if you do not pay it on time; the onus is on you to go the Town Hall for a copy of any relevant tax bill in the event of non-receipt. The bill has to be taken to a participating bank for payment. In the case of late payment, you will have to state which day you intend paying so that interest can be calculated. Problems of non-receipt can be resolved by paying by Direct Debit but then you have to make sure that you keep enough funds in your account.
